Everything your property needs to operate professionally
We are not simply a company that answers messages. We look at the property as an investment and build a strategy around its location, layout, capacity, furnishing and target guest.

Location, capacity, layout, competition, furnishing and demand. You get an estimated average rate, potential occupancy, operating costs and a comparison against a long-term lease.
02Setup and preparation
Furniture, equipment, bed linen, lighting, locks, kitchenware, welcome items, safety items, manuals and house rules.
03Listing creation and optimisation
Commercial title, description, photo order, amenities, rules, policies and neighbourhood notes. It gets updated, not published and forgotten.
04Professional photography
Visual preparation of every room and cover selection. Your property competes on its photographs first, before anyone reads a single line.
05Dynamic pricing
Day of week, season, lead time, demand, competition, events, length of stay and special dates. A Tuesday is not worth what a long weekend is worth.
06Booking management
Answering enquiries, reviewing profiles, confirming conditions, communicating rules, coordinating arrival and registering guests.

Before, during and after the stay. We resolve problems and give local information, because that is what the reviews holding up the listing depend on.

Between one booking and the next
One guest leaves at eleven and another arrives at three. This is what happens in those four hours, on every property, every time.
Check-out
Departure is verified and the state of the apartment is recorded with photographs. Anything left behind is reported the same day.
Inspection
Inventory against the checklist: kitchenware, towels, remotes, keys. If something is missing or damaged, the evidence already exists for the claim.
Cleaning and laundry
Full change of bed linen and towels. Laundry leaves the apartment; nothing is washed on site between one booking and the next.
Restocking
Consumables, amenities and welcome items. Hot water, wi-fi and appliances are all checked before access is enabled.
Check-in
The guest receives instructions and access. If the building requires visitor registration, it is already arranged with management and the front desk.
Incident
A guest is locked out in the middle of the night. The same team that manages the property answers, and the owner finds out in the report, not in a phone call.

It depends on its location, capacity, furnishing, competition, season and demand. We run a specific assessment to estimate its earning potential before projecting any figure.
02What does Maison Nova charge?
We work on a management commission. The proposal is presented transparently and states which services are included and what operating costs may apply.
03Is the income guaranteed?
No. Income depends on the market and on the characteristics of each property. Our job is to optimise performance through a professional strategy, but we do not make promises about returns.
04Which properties do you manage?
Mainly apartments in Miraflores, San Isidro and Barranco. Acceptance depends on the location, characteristics, furnishing and commercial potential of the property.
05Does the property need to be furnished?
Not necessarily. We can assess a property that is already set up, or help you identify what it needs before listing it.
06Can I use the apartment myself on some dates?
Yes. Dates can be blocked in advance, as long as there are no confirmed bookings.
07Who looks after the guests?
The Maison Nova team handles communication before, during and after the stay. The owner takes no part in the daily coordination.
08Who does the cleaning?
We coordinate cleaning and laundry staff between bookings, with a change of bed linen, restocking, inventory control and verification through photographic evidence.
09What happens if a guest damages my property?
We document the damage, gather the evidence, contact the guest and file the corresponding claim. We then coordinate the repair and follow the refund where one applies.
10Who deals with the building management?
Maison Nova handles the registrations, authorisations, communication and requirements needed for guests to enter.
11How do I know what my property is earning?
You receive reports covering bookings, nights occupied, income, expenses, commissions, maintenance and incidents, along with recommendations.
12Can I switch if I already work with another management company?
Yes. We can assess the property, review how it is currently performing and propose a transition.
13Can I hire you if I live outside Peru?
Yes. A significant part of what we do is letting owners who live outside Lima, or outside the country, hand over the entire operation and receive regular information about their property.
