Airbnb dynamic pricing in Lima
A Tuesday night is not worth what a Friday, a long weekend or a peak date is worth. Holding one price all month means overcharging on the slow days and undercharging on the good ones.
Airbnb acknowledges this in its own product: its pricing tool weighs hundreds of factors about the listing and the area to move the rate with demand. That confirms the right price is a moving variable, not a number you set once.
Our job is not to charge more, it is to charge correctly at the right moment. The target is the balance between occupancy, average rate and net return: a property that is full at a low price and one that is empty at a high price both fail, for different reasons.
We also look at the total stay price, not just the nightly rate. Airbnb compares the full cost against similar listings in the area, so an expensive cleaning fee can push an otherwise well-priced apartment out of the ranking.

Questions about pricing
01Isn’t lowering the price simply losing money?
It depends what you compare it against. An empty night earns nothing. The right question is not whether the rate went down but whether the month’s income went up, which is why the reports show average rate and occupancy together.
02Can I set a floor below which I do not want to go?
Yes, and we recommend it. We agree that floor with you at the start and the pricing always works inside that range.
03Do you use Airbnb’s automatic pricing tool?
We treat it as one signal, not as the decision. A generic algorithm does not know that your building requires guest registration or that you blocked a weekend to use the apartment yourself.
