Figures

Professional management does make a difference

These are public references from the market and from the platform itself. They are not projections for your apartment.

  • 21%
    more income with professional photography

Average income over the following year among hosts who used Airbnb’s professional photography service, compared with those who did not.

    Airbnb
  • 90%
    of replies within 24 hours

The minimum response rate Airbnb requires to reach and keep Superhost status. Response rate also affects where the listing ranks.

    Airbnb
  • 4.8
    minimum overall rating

The minimum overall rating required to keep Superhost status. A single bad cleaning drags down a score that took months to build.

    Airbnb
  • <1%
    cancellation rate allowed

The maximum cancellation rate permitted under the Superhost standard, other than the exceptions their policies allow.

    Airbnb
  • 45%
more with both short and long stays

Average income of listings open to both short stays and bookings of 28 nights or more, compared with those that only accepted short stays.

    Airbnb, 2022
  • 823,863
    international tourists

Arrived in Peru between January and March 2026, 3.5% more than the same period in 2025. The demand exists; not every property captures it equally.

Note

The 21%, 45%, 90%, 4.8 and 1% figures come from Airbnb’s public documentation; the tourism figure covers the first quarter of 2026. They are market references, not a projection for your property and not a guaranteed income. Results vary by location, layout, furnishing, season and demand.

The problem

Running an Airbnb can turn into a second job

Listing an apartment is easy. Running one properly takes time, experience and a constant operation.

Every booking means answering enquiries, adjusting prices, vetting guests, coordinating arrivals, supervising cleanings, resolving incidents, tracking inventory, handling claims and protecting the property’s reputation.

  • 01The same price every day of the month
  • 02Empty nights in high season
  • 03Enquiries answered the next day
  • 04Cleanings nobody verified
  • 05Damage that was never claimed
  • 06Reviews that push the listing down the results

Maison Nova turns all of that into an organised, professional operation focused on results.

How it works

Start earning in five steps

  1. 01

    We assess your property

Location, capacity, layout, furnishing and direct competition. We tell you what nightly rate is realistic and what occupancy it can sustain, before anything is signed.

Living area of an apartment during the initial assessment
  2. 02

    We design the strategy

Target guest, base rate, minimum stay, house rules and the improvements worth making. A corporate apartment in San Isidro is not sold the way a tourist one in Barranco is.

  3. 03

    We prepare and publish

We fill the gaps, run the photography and write the listing. We choose the cover image and the order of the gallery, which is what decides whether anyone opens the listing at all.

Room prepared before the photography session
  4. 04

    We run the whole operation

Pricing, bookings, guests, check-in, check-out, cleaning, laundry, maintenance and incidents. The owner stops being part of the daily chain of decisions.

  5. 05

    You receive income and reports

Bookings, nights occupied, income, expenses, commissions, incidents and maintenance. You keep the visibility without running the operation.

Operation

Between one booking and the next

One guest leaves at eleven and another arrives at three. This is what happens in those four hours, on every property, every time.

  1. Check-out

Departure is verified and the state of the apartment is recorded with photographs. Anything left behind is reported the same day.

  2. Inspection

Inventory against the checklist: kitchenware, towels, remotes, keys. If something is missing or damaged, the evidence already exists for the claim.

  3. Cleaning and laundry

Full change of bed linen and towels. Laundry leaves the apartment; nothing is washed on site between one booking and the next.

  4. Restocking

Consumables, amenities and welcome items. Hot water, wi-fi and appliances are all checked before access is enabled.

  5. Check-in

The guest receives instructions and access. If the building requires visitor registration, it is already arranged with management and the front desk.

  6. Incident

A guest is locked out in the middle of the night. The same team that manages the property answers, and the owner finds out in the report, not in a phone call.

Services

Everything your property needs to operate professionally

We are not simply a company that answers messages. We look at the property as an investment and build a strategy around its location, layout, capacity, furnishing and target guest.

Districts

Where we operate, and why it matters

We concentrate on three districts. That lets us know the real demand, the guest profile, the seasons and the direct competition in each one, rather than applying the same strategy across all of Lima.

S/1,000 → S/1,900–2,000
per month, after moving from a long-term lease to short-term management
I built a two-bedroom apartment on the fifth floor, and through a traditional rental it was generating approximately S/1,000 per month. Since Maison Nova took over the management, the monthly income has increased to between S/1,900 and S/2,000. In addition to significantly improving the property’s profitability, I can still use the apartment whenever I need it.

+25%
more income than a traditional rental would produce
I purchased my apartment as an investment, but since I do not live in Peru, managing it on my own was practically impossible. I decided to work with Maison Nova because they showed professionalism and inspired confidence from the very beginning. During the first week, they secured a five-month booking that generates over 25% more income than a traditional rental. Being able to delegate the entire operation and have peace of mind has been extremely valuable to me.

Because of the way I use my apartment, a traditional long-term rental was not a good option, since I need to stay there at least one weekend every month. The Maison Nova team advised me throughout the entire process and found a rental strategy that perfectly matched my needs. Today, my apartment generates even more income than it would through a traditional rental, while still allowing me to use it whenever I travel to Lima.

I live in the United States and purchased an apartment in Peru as an investment. For several months, I tried to rent it by advertising it on Facebook, but I was unable to get results. Maison Nova helped me implement a more professional strategy and generate income not only from the apartment, but also from the parking space. Today, I am able to manage my investment remotely with much greater peace of mind.

My apartment had been vacant for several months because I was not sure how to furnish it or how to start generating income from it. The Maison Nova team helped me prepare the property, identify what was needed and launch it properly. We have now been working together for three months, and the entire operation has been professional, organized and trouble-free.

Find out what your apartment could earn

Tell us four things and we will come back with an assessment of your property. It is not an automatic calculation: a person reviews it against the real competition in your area.

Questions

Frequently asked questions

01

How much could my apartment earn?

It depends on its location, capacity, furnishing, competition, season and demand. We run a specific assessment to estimate its earning potential before projecting any figure.

02

What does Maison Nova charge?

We work on a management commission. The proposal is presented transparently and states which services are included and what operating costs may apply.

03

Is the income guaranteed?

No. Income depends on the market and on the characteristics of each property. Our job is to optimise performance through a professional strategy, but we do not make promises about returns.

04

Which properties do you manage?

Mainly apartments in Miraflores, San Isidro and Barranco. Acceptance depends on the location, characteristics, furnishing and commercial potential of the property.

05

Does the property need to be furnished?

Not necessarily. We can assess a property that is already set up, or help you identify what it needs before listing it.

06

Can I use the apartment myself on some dates?

Yes. Dates can be blocked in advance, as long as there are no confirmed bookings.

07

Who looks after the guests?

The Maison Nova team handles communication before, during and after the stay. The owner takes no part in the daily coordination.

08

Who does the cleaning?

We coordinate cleaning and laundry staff between bookings, with a change of bed linen, restocking, inventory control and verification through photographic evidence.

09

What happens if a guest damages my property?

We document the damage, gather the evidence, contact the guest and file the corresponding claim. We then coordinate the repair and follow the refund where one applies.

10

Who deals with the building management?

Maison Nova handles the registrations, authorisations, communication and requirements needed for guests to enter.

11

How do I know what my property is earning?

You receive reports covering bookings, nights occupied, income, expenses, commissions, maintenance and incidents, along with recommendations.

12

Can I switch if I already work with another management company?

Yes. We can assess the property, review how it is currently performing and propose a transition.

13

Can I hire you if I live outside Peru?

Yes. A significant part of what we do is letting owners who live outside Lima, or outside the country, hand over the entire operation and receive regular information about their property.
